Agency Agreement

This Agreement, made this Day by and between: ______________________________________________________________________ _____, hereinafter "Principal," whose mailing location is: _____________________________________________________, in Principal's private capacity, and

Gregory Allan; Wood, hereinafter "Agent," whose mailing location is: general delivery, Lynnville, Tennessee, in his private capacity, acting as and for Great American Land Exchange, a voluntary unincorporated association;

Witnesseth: That in Consideration of the mutual Covenants set forth herein, as Bonded by the Parties Signatures hereon, the Parties do hereby agree to all of the following Covenants, to wit:

  1. Principal hereby authorizes Agent to find a buyer, and effect the sale of the following described Land and/or Property, hereinafter "Premises," located in _____________________ county, ___________________ state, to wit:


    All improvements and appurtenances are to be included in the sale, unless specifically excepted above.

  2. Principal's Asking-price in exchange for Premises is: __________________________________.
  3. Principal's acceptable Terms of Sale are: (Cash, Land Contract, Other) ________________________________________________________.
  4. Agent shall be construed to have satisfied this Agency if Agent's efforts produce a party who is ready, willing, and able to accept Principal's Asking-price and Terms of Sale; or if Principal accepts any other offer tendered as a result of Agent's efforts; or if within six-months after the expiration of this Agency, Principal sells Premises to a party introduced to Principal by Agent. Agent agrees to prepare any necessary paperwork, under the direction of Principal.
  5. Upon satisfaction of this Agency, Principal shall, within thirty days, pay to Agent a finder's-fee in the sum equal to _____________ percent of the actual selling-price of Premises. Principal hereby authorizes Agent to file a lien against Premises in the amount of the sum owed to Agent, in the event that Principal fails to perform under this provision.
  6. Principal grants Agent, and Agent's designees, the Rights of Entry, Ingress, and Egress upon said Premises, to whatever extent is required by Agent to fulfill Agent's Duties under this Agreement.
  7. This Agreement shall terminate when the Parties have each satisfied their respective Covenants, or in the absence of Agent's satisfaction, shall expire _________________ months from the Day of this Agreement.
  8. The covenants herein shall bind and inure to the benefit of the Parties hereto, their heirs, successors and/or assigns. Disputes, if any, shall be settled by private arbitration, according to the Court Rules found at http://lawful path.com/ref/ccvault/crtruls.htm.
